Certified Access Specialist (CASp) Surveys
Due to the large number of “shakedown” lawsuits for violations of the Americans with Disabilities Act (ADA) brought against business or property owners, the State of California recently enacted the Certified Access Specialist Program (CASp) where by business or property owners can request a voluntary survey of their facilities by a Certified Access Specialist (CASp). Once the survey is completed, the Certified Access Specialist (CASp) will work with the business or property owner to develop an implementation schedule and issues a final Certified Access Specialist (CASp) Report. In addition, the Certified Access Specialist (CASp) may upon request issue a State of California window certificate. Once a business or property owner has a Certified Access Specialist (CASp) Report they will have new legal rights including a 90 day stay of the any future ADA lawsuits filed and an Early Evaluation Conference (EEC) with the presiding Judge to determine if the lawsuit can be settled before proceeding to court. Americans with Disabilities Act (ADA) Surveys
While a Certified Access Specialist (CASp) survey requires a business or property owner to commit to making the necessary accessibility improvements, an Americans with Disabilities Act (ADA) survey simply provides the business or property owner with a list of non-conforming conditions. This allows the business or property owner to understand their liabilities with regards to the Americans with Disabilities Act (ADA), but it does not necessarily require a building owner to make corrections. While the Americans with Disabilities Act (ADA) survey does not provide the business or property owner with the new legal rights they get from a Certified Access Specialist (CASp) Report, it does provide them with a clear understanding of their Americans with Disabilities Act (ADA) deficiencies.
Accessibility Construction Drawings
As a CASp and an Architect, Ed Stavneak is available to work with building owners and tenants to develop Design and Construction Drawings for various accessible features including accessible parking stalls, ramps and toilet rooms. Construction drawings will allow an owner or tenant to bid the drawings to various General Contractors to assure the best possible construction cost. Ed Stavneak will also work with the Authorities having Jurisdiction (AHJ's) to obtain the required approvals. Most owners and tenants find it necessary to enlist the services of Ed Stavneak after their CASp Report has been completed to assure compliance with the Americans with Disabilities Act (ADA).
Property Condition Assessment Report (PCA's)
A Property Condition Assessment Report (PCA) is necessary for anyone interested in purchasing a commercial building or tenant space. The PCA provides the perspective buyer with important information to help them make an informed decision about the purchase of commercial real estate. Ed Stavneak Architecture along with a team of professional engineers can survey and evaluate the various building systems and provide the prospective buyer a written report of the findings. Armed with the findings in the report, many building owners will negotiate a lower purchase price for the subject property.
If you are remodeling or altering you home or business, you need to start with a set of "As-Built" drawings. These drawings can provide invaluable information regarding the existing structure and serve as the base drawings for further design studies and/or construction documents. Ed Stavneak can conduct a field survey or your home or business and prepare architectural "As-Built" drawings in an computer generated format that will greatly assist in the remodeling process.
There is no better way to improve the value of you home than adding square footage. Common additions include bedrooms, recreation rooms and bathrooms, while kitchen remodels and 2nd story additions are also a welcome addition to any home.
